- I would like to see the property I am buying. How would I do this?
We strongly encourage you to see what you are buying before you purchase. We take tours to our Mexico properties on a bi-monthly basis. We would love for you to join us, but if the schedule does not work out for you we are happy to set you up with one of our field partners in the area that would be happy to show you around. Our fly and buy program will reimburse you up to $1000.00 toward the purchase of your property, when you make the decision to buy from us.
- I have never bought property outside of the country, how do I make sure my purchase is legal and safe?
Real Property Financial's goal is have lifetime customers that like us want to diversify real estate investments in many places around the world. We want to be the people you look to for those investments and we will work with you to help you with the top lawyers, notaries, CPAs and Title companies in the area. We do extensive interviewing of our field partners to provide you a selection of the top experts in each of their respective areas.
- When parties purchase for investment purposes can they purchase with a group of other investors in an LLC?
Many of our clients do purchase with other investors. In some cases, they do form an LLC to do this, but in some situations and areas the taxes and county government make it less desirable to do it though an LLC. In any case, in purchasing with other investors we highly suggest an operating agreement that clearly states how decisions are made, exit strategies, etc. Real Property Financial does not participate in this nor will take on any liability or responsibility for investment groups.
- If we buy a lot and want to build how can we get this accomplished?
There are two options when it comes to building: 1. We can offer you a list of builders that we have either worked with or have done an extensive background on in the area. Some of the builders offer a selection of homes to choose from and some offer custom homes. 2. You can bring your own custom builder in to build your home.
- Will there be HOAs or Covenants where our property is located?
Where allowed we will have a community designed covenants. The goal of the covenants is to ensure the keeping of the serenity you are buying while at the same time preserving the culture and the freedoms you expect.
- How do I know my real estate investment is Safe?
We had the same concern and have done extensive checking on all the areas we are investing in. - If we would like to sell our real estate in the future how will this be accomplished?
Many of our investors are able to sell their properties easily. They have been successful doing this through: referrals, the local MLS, Craig's List, E-bay, local realtors, and other local sources and advertising.
- Once we decide on a property, what is the process to purchase the property and how do we get financing?
Most areas offer financing for existing homes. These range from construction loans to a purchase loan with 20% down. New loans are being made available all the time as a result of many Americans retiring and buying internationally. Mexico was the number 1 retirement county in 2007. Lot loans are more difficult to come by and most investors purchase these with cash from their savings, home equity loans, or IRA/401K monies. We require 10 % down and the rest within 30 days.
